Places to look include craigslist and Bill pointed out starboardnet.com hcmcommercial.com, loopnet.com, and sfarmls.com. Also look in windows of buildings as you pass by and take down &amp;quot;for rent&amp;quot; numbers. When you see a place that looks interesting, add it to the list of &amp;quot;places to set up viewings&amp;quot; below. If you have a minute and can schedule some time out of your day, pick up a place from the list and call the landlord to set up a viewing.&lt;br /&gt;

Please take pictures of important assets such as: floor to ceiling distance, power circuit panel, MPOE or where phone/cable service enters, view from roof (from all possible angles), etc. &lt;br /&gt;

* 24-hour access (ideally our own secured entrance)&lt;br /&gt;

* San Francisco&lt;br /&gt;
* Near public transportation&lt;br /&gt;

Neighbourhood sketch, but being gentrified slowly it seems - blue bottle coffee moved in next store bringing quality caffeine supply and the yuppies who buy it.  Across the street from the Mezzaine.  Many parties events held here for years without noise complaints.  Power was sufficient for hundreds of computers, film lighting rigs, professional audio, shop equipment, welders, etc. etc. etc. Amazing space - was sold to property company over a year and a half ago, no one is renting it even now - should find out property management company and inquire about rental prices.  They&#039;re losing money on their investment as it stands.&lt;br /&gt;

Places to look include craigslist and Bill pointed out starboardnet.com hcmcommercial.com, loopnet.com, and sfarmls.com. Also look in windows of buildings as you pass by and take down &amp;quot;for rent&amp;quot; numbers. When you see a place that looks interesting, add it to the list of &amp;quot;places to set up viewings&amp;quot; below. If you have a minute and can schedule some time out of your day, pick up a place from the list and call the landlord to set up a viewing.&lt;br /&gt;

Please take pictures of important assets such as: floor to ceiling distance, power circuit panel, MPOE or where phone/cable service enters, view from roof (from all possible angles), etc. &lt;br /&gt;

Here&#039;s a list in no particular order of the things we are looking for from a space. This describes an ideal space, not every space will be like this.&lt;br /&gt;

* 24-hour access (ideally our own secured entrance)&lt;br /&gt;
* No neighbor complaints for access, music work, or other noise&lt;br /&gt;
* Safe neighborhood (see murder map, for example)&lt;br /&gt;
* Shower/bathroom&lt;br /&gt;
* San Francisco&lt;br /&gt;
* Near public transportation&lt;br /&gt;

Has multiple bathrooms, shower, laundry hookups, kitchen, etc. etc. etc.; two private entries hooked into prox card system (security system still in place); plus gates &amp;amp; drop door fences if needed.   Neighbourhood sketch, but being gentrified slowly it seems - blue bottle coffee moved in next store bringing quality caffeine supply and the yuppies who buy it.  Across the street from the Mezzaine.  Many parties events held here for years without noise complaints.  Power was sufficient for hundreds of computers, film lighting rigs, professional audio, shop equipment, welders, etc. etc. etc. Amazing space - was sold to property company over a year and a half ago, no one is renting it even now - should find out property management company and inquire about rental prices.  They&#039;re losing money on their investment as it stands.&lt;br /&gt;

6 assaults, 33 narcotics/drugs, 2 larceny/theft, 5 robberies, 3 vandalisms, and 2 vehicle thefts.&lt;br /&gt;

(I searched within 500 feet of the intersection of Mission St &amp;amp; 17th St which gave a near-perfect radius encompassing the walk from BART to this address, estimating the additional crime exposure we would have between this place and 83c)&lt;br /&gt;

* are property taxes responsibility of owner or of tenant? (is the lease [http://en.wikipedia.org/wiki/Triple_net_lease NNN]?)&lt;br /&gt;
** &#039;&#039;A copy of the proposed lease is in 83C in one of the membership binders in the kitchen cabinet.  From my (Rachel&#039;s) reading of it, it&#039;s not triple Net; property taxes are not mentioned.  We would be required to carry insurance but not, IIRC, against building issues. * is there Comcast in the building?&lt;br /&gt;

7 people can fit in a regular Toyota Sienna. It&#039;s $40/day + 0.10/mi = ~$500 to rent one from CityCarShare (incl. gas). In turn that costs $10/month membership (could be gotten for the corp though and spread out) + $30 enrollment fee per driver. So ~$600 total cost if nobody has CCS currently and we have to sign up two people. Split over 7, that&#039;s $85 per person total with reasonably low crampedness, $72 if we already have two people w/ CCS accounts. (For comparison: ZipCar costs $80/day w/ 180mi/day covered, 0.45/mi after that, i.e. ~$660 total.) - Sai&lt;br /&gt;

Further option: bandago.com 15-passenger Ford van (with wifi internet!) is $800 per their quote, NOT including gas, so ~$1100 total assuming ~13mpg. That&#039;s ~$75/person, iff you can get 15 people to commit. - Sai&lt;br /&gt;

I lived in both France and Quebec for about 10 years. I learned to speak French while living in both places, so the French I&#039;ll be teaching is very much how people talk.  Also, because I learned French by hearing and speaking it, my French writing skills are craptastic, so I am planning to focus more on conversational French.  If someone else is a wiz at writing French, speak up!&lt;br /&gt;
